A void property costs money every day it stands empty, and a tenant who has left furniture behind has left you a problem rather than a favour. We clear it, clean it, and photograph it, so the property can go back on the market and you have evidence of its condition.
Abandoned goods
Goods left behind by a tenant are not automatically yours to dispose of. Depending on the tenancy and how it ended, you may need to serve notice and allow a reasonable period before disposing of anything of value.
We are a clearance firm, not a law firm, so we will not tell you what your obligations are in a particular case. What we will do is photograph and itemise anything that looks like it might matter before it moves, so that if the question is ever raised you have a record. If you are unsure, take advice before instructing us.
The turnaround

- Photographs at the start and the end, sent the same day

Speed
Most voids we can attend within five working days, and often sooner. If you need it faster than that, say so — there is a surcharge for pulling a crew off another job, and it is a visible line on the quote rather than a surprise.
Agents and landlords with regular voids should open a trade account. It gets you priority scheduling and invoicing on terms.
