We look before we price
We will not give a firm price for a hoarded property over the phone, and you should be wary of anyone who does. The room count tells you almost nothing: a three-bedroom house can hold anything from six loads to thirty, and the difference is thousands of pounds.
Our estimate tool will not quote one either. Choose "hoarded" in it and it stops and offers a survey instead, because a figure produced from a room count would be wrong in a way that helps nobody.
The survey is free and takes about half an hour. After it you get a fixed price and a written method statement setting out the order of work, the crew, the waste streams and the number of days.
What we plan for
- Volume. Far more waste than the floor area suggests, often needing multiple vehicle loads a day.
- Pests. Mice, moths, fleas and occasionally more. We will tell you if treatment is needed before or during the clearance, and refer you to a specialist.
- Biohazard. Where there is spoiled food, animal or human waste, that is specialist work and we bring in a licensed contractor rather than improvise.
- Structural damage. Floors, ceilings and staircases can be affected by weight or damp under years of contents.
- Valuables and documents. Hoarded properties frequently contain cash and paperwork of real importance. Everything is searched, not shovelled.
Discretion
Hoarding is a recognised mental health condition, and the person who lives with it is very often ashamed of it. We do not photograph properties for marketing, we do not discuss jobs with neighbours, and we will use unmarked vehicles if you would prefer.
Where a family member or an occupant is still involved, we work at a pace they can cope with, and we can work alongside social services, a mental health team or an occupational therapist if that is part of the plan.

People do contact us themselves, and that takes more courage than most of our enquiries. You set the pace and the rules. We can start with one room. We can agree in advance that nothing is thrown without you seeing it. It is your house and your decision.
