Full clearance or part clearance

A full clearance means the property is handed back empty and swept: every room, plus the loft, garage, shed and garden if you want them. A part clearance is anything less — one bedroom, a garage full of tools, a loft nobody has been into since the seventies.

Part clearances are priced lower because the mobilisation cost is the same but the day is shorter. The estimate tool asks which you want, and adjusts.

What we take

Furniture, white goods, electricals, carpets, beds and mattresses, garden waste, garage and shed contents, general household waste, and the loft. If it can be carried down a staircase, it goes.

There are a few things we handle differently rather than refuse. Fridges and freezers go through a separate WEEE stream with their own disposal note. Paint, chemicals, gas bottles and asbestos need a specialist route, and we will tell you what that costs before we touch it.

Where it goes

Anything reusable goes to charity partners, and we get receipts. Everything else goes to a licensed transfer station where it is sorted for recycling, and you get a waste transfer note for every load.

That note matters more than people realise. If waste is ever fly-tipped and traced back to your address, the note is what shows you used a registered carrier and disposed of it properly.

What it costs

Three things drive the price: the crew, vehicles and disposal it takes to turn up at all; the number of rooms and how full they are; and the distance from Barking. A standard three-bedroom house within the M25 usually lands between £2,800 and £4,500 including VAT.

How long it takes

A one-bedroom flat is usually half a day. A three-bedroom house with a loft and a garage is one to two days. A heavily filled property can be three or more, and we would rather see it first than guess.
