The problem

A property you cannot photograph is a property you cannot sell.

Every week a property sits full is a week it is not being viewed, and the listing photographs are the first thing a buyer or tenant sees.

The things that usually hold it up:

  • contents nobody has authority to remove yet;
  • a vendor or executor who lives hours away;
  • keys in one place and the property in another;
  • a clearance that empties the property but leaves it needing a clean before photographs;
  • carpets or appliances that should have gone but did not;
  • no confirmation the property is actually ready, so a viewing is booked on trust.

We take the whole of that off your desk. You give us the property and the key arrangement; we come back when it is cleared, cleaned and ready for the photographer.

Neither you nor the vendor needs to attend. Keys come from your branch and go back to your branch.

Address, size, what needs doing and where the keys are. Photographs help but are not essential.

Scope and quotation

We review it and come back with a referenced quotation setting out what is included.

We attend

We collect the keys, clear the property, and carry out any cleaning that forms part of the instruction.

Keys back to your branch, completion photographs to you, and an invoice carrying your reference.

Vacant three-bedroom house, sale agreed

A sale is agreed on an inherited property still holding the previous occupant's contents. The branch holds the keys and the vendor lives some distance away.

The branch provides the address, the property information it holds and the key arrangement. We come back with a scoped quotation.

On completion the keys are returned to the branch with photographs of each room, and the property is ready for the photographer without anyone from the branch having attended.

Before you instruct.

Can you collect the keys from our branch?

Yes, where it is operationally practical. The key arrangement is agreed as part of the instruction, and keys are returned to the branch on completion.

Will the property be ready to photograph, or just empty?

That depends on the scope you instruct. Clearance alone leaves the property empty. Where cleaning forms part of the instruction, the property is prepared so it can be photographed. The quotation sets out which you are getting.

Can you work from photographs rather than a visit?

For many properties, yes. Photographs and a description are often enough to scope the work. Where a property needs further information or an inspection before we can quote firmly, we will say so rather than guess.

What about carpets, white goods and electricals?

These can be included in the instruction. Electrical items are handled under the applicable waste rules and appear on the disposal documentation.

Do you work outside our patch?

We work anywhere in the United Kingdom, from our depot in Barking, east London. Distance appears as its own line on the quotation.

Who is the invoice addressed to?

Whichever is easiest for you — the agency or the vendor. Tell us with the instruction and we will set it up that way, carrying your reference so the two reconcile.
