Professional property clearance

One professional instruction. Controlled clearance. Clear handover.

If your firm instructs property clearance more than occasionally, the difficulty is rarely finding somebody once. It is getting the same handling, the same evidence and the same contact every time.

The difficulty

Instructing a different firm each time costs more than it looks.

Where clearance is instructed occasionally, whoever is available usually does. Where it is instructed regularly, that approach starts to cost time.

What tends to go wrong:

  • a different standard of handling on each instruction;
  • evidence that arrives in a different form each time, or not at all;
  • no single contact, so each job starts from nothing;
  • invoices that do not carry your reference, so reconciling them takes longer than it should;
  • no way of knowing in advance how a property will be handled;
  • work outside the local area that nobody will travel to.

A referral arrangement fixes the handling rather than the price. You know what will be done, what comes back and who to speak to, before the first instruction is placed.

There is no volume commitment and no fee. It is an arrangement about how work is handled, not a contract about how much of it there will be.

What an arrangement covers

Agreed once, applied every time.

One named contact

A single point of contact for every instruction, so each job does not start with an explanation.

Consistent method

The same approach to searches, segregation, clearance and handover on every property.

Your reference throughout

Your matter, property or branch reference carried from quotation through to invoice so the two reconcile.

Agreed evidence

What comes back on completion is agreed in advance rather than negotiated at the end.

Agreed invoicing

Invoiced to the firm or to the estate, on terms agreed when the arrangement is set up.

UK-wide coverage

Including properties your local contractors will not travel to. Distance appears as its own quotation line.

Every instruction

The same pack, every time.

The value of a referral arrangement is that this does not vary. What arrives on the first instruction is what arrives on the twentieth.

The contents are agreed when the arrangement is set up, and set out again in each quotation.

Process

Setting up an arrangement.

1

Send us a property

Start with a single instruction. There is no need to agree anything in advance to place the first one.

2

We agree how it will be handled

Evidence, references, invoicing route and contact. A short conversation rather than a contract negotiation.

3

Your details are held on file

Waste carrier registration details are supplied for your records, and yours for ours.

4

Subsequent instructions run to the same pattern

One contact, the same handling, the same pack on completion.

Two ways to work with us

Start wherever suits you.

Send a single property

Place one instruction and see how it is handled. Nothing needs to be agreed in advance, and there is no obligation afterwards.

Send Us a Property

Discuss an arrangement first

If you would rather agree the handling, evidence and invoicing before placing work, tell us and we will set that up.

How it usually starts

One instruction, then a pattern

A firm places a single property with us to see how it is handled. The instruction is scoped, quoted against their reference, and completed with the agreed evidence returned.

On the strength of that, the handling is agreed as a standing arrangement: what comes back on completion, which reference is used, and who the contact is.

Subsequent instructions run to the same pattern, so neither side starts from nothing each time.

Questions we are asked

About referral arrangements.

Is there a volume commitment?

No. An arrangement covers how instructions are handled, not how many there will be. Firms that place one property a year and firms that place one a month are set up the same way.

Is there a fee to set one up?

No.

Can we place a single property first?

Yes, and most firms do. Nothing needs to be agreed in advance to place an instruction — the arrangement can follow if it is useful.

What evidence comes back?

That is agreed when the arrangement is set up and restated in each quotation, so it does not vary between instructions. It typically includes photographs, disposal documentation and completion confirmation.

Who is the invoice addressed to?

The firm or the estate, as agreed. Your reference is carried from the quotation through to the invoice so the two reconcile against your file.

Can you supply your registration details?

Yes. Waste carrier registration details are supplied for your records. We are a registered upper-tier waste carrier, CBDU502187.

Do you cover our whole area?

We work anywhere in the United Kingdom from our depot in Barking, east London, including properties local contractors will not travel to. Distance is shown as its own line on the quotation.
